Ask my questionHow much does a roof replacement cost in Metro Detroit?
A roof replacement in Metro Detroit typically costs between $8,000 and $20,000 for an average single-family home, depending on size, pitch, materials, and tear-off requirements. Roofcom provides free, no-obligation written estimates after an on-site inspection, so you know the exact price for your home before any work begins.
What are the signs I need a new roof?
Common signs you need a new roof include curling, cracked or missing shingles, granules collecting in your gutters, daylight visible in the attic, sagging rooflines, water stains on ceilings, and a roof that is 20+ years old. If you spot any of these in Metro Detroit, schedule a free Roofcom inspection right away.
Does homeowners insurance cover roof damage?
Most homeowners insurance policies cover sudden, accidental roof damage from storms, hail, wind, or fallen trees, but not damage from age or neglect. Roofcom works directly with insurance adjusters across Metro Detroit to document storm damage, file the claim correctly, and make sure you receive the full coverage you are owed.
How long does a roof replacement take?
Most residential roof replacements in Metro Detroit are completed by Roofcom in just one day, weather permitting. Larger or more complex roofs may take longer. We arrive on time, protect your landscaping, finish on schedule, and perform a thorough magnetic-nail cleanup before we leave the job site.
Are you licensed and insured?
Yes. Roofcom is a fully licensed and insured Michigan roofing contractor for both residential and commercial work. We carry general liability and workers' compensation coverage to protect your home and our crew. Proof of license and insurance is provided with every estimate so you can hire with complete confidence.
Do you offer a warranty on roofing work?
Yes. Every Roofcom installation is backed by a CertainTeed manufacturer's material warranty plus our own multi-year workmanship warranty on labor. We install CertainTeed shingles, so your Metro Detroit roof is protected long after our crew leaves.
What should I do if my roof is damaged by a storm?
If your roof is damaged by a Metro Detroit storm, first move to a safe area and document any visible damage with photos. Then call Roofcom at 586-894-2164 for a free emergency inspection. We tarp leaks the same day when possible, then handle the insurance claim from start to finish on your behalf.
Do you offer financing?
Yes. Roofcom offers flexible financing options so Metro Detroit homeowners do not have to delay critical roof repairs or a full replacement. We can connect you with low monthly payment plans, including no-money-down options for qualified buyers, so your roof gets the attention it needs without straining your household budget.
What areas do you serve?
Roofcom serves homeowners and businesses from Flint to Port Huron and Fenton to Detroit: Macomb, Oakland, St. Clair, Lapeer and Genesee County and northern Wayne County. That includes Clinton Township, Sterling Heights, Shelby Township, Troy, Rochester Hills, Royal Oak, Novi, Livonia, Dearborn, Detroit, St. Clair Shores, Port Huron, Lapeer, Flint, Grand Blanc, Fenton and the communities in between. Clair Shores, Troy, Rochester Hills, Royal Oak, Southfield, Detroit, Dearborn, Livonia, Port Huron and the communities in between. Not sure about your address? Call 586-894-2164 and we'll confirm and schedule a free inspection.
How can I tell if my roof has hail damage?
Check the things you can see from the ground: dents in gutters, downspouts and metal vents, and shingle granules washing out of your downspouts. On the roof itself, hail leaves dark bruises and cracked or missing shingles, but much of it can't be seen from below. After a hailstorm in Metro Detroit, a free Roofcom inspection tells you for sure before you file an insurance claim.
Can you repair part of a roof instead of replacing it?
Often, yes. Isolated leaks, a few missing shingles and flashing problems can usually be repaired. If the roof is near the end of its 20 to 25 year lifespan or the damage is spread across it, we'll tell you honestly whether a repair is worth the money or a replacement makes more sense.
What roofing materials do you install?
For homes, we install asphalt shingle, metal, flat and tile roofs, using CertainTeed shingles. For commercial buildings, we handle flat roofs, metal systems and TPO/EPDM.
How should I prepare for a roof replacement?
Move cars out of the driveway and garage, take fragile pictures and decorations off your walls (the hammering can shake them), and let us know about pets, sprinkler heads and anything near the house we should watch for. We protect your landscaping while we work and finish with a magnetic nail sweep.
Do you offer emergency roof tarping?
Yes. Roofcom is available 24/7 for roofing emergencies in Metro Detroit, and we tarp leaks the same day when possible to stop further water damage. Call 586-894-2164.
